Landlords and Tenants have certain obligations when it pertains to maintenance and repair of their properties. The Landlord Tribunal Board is very clear that under the Residential Tenancy Act, all Landlords who have written or oral rental agreements must comply with these regulations.

A Landlord must keep a rental property in a good state of repair. All items that you provide to Tenants must be kept in good working order. This could include:

  • Electrical, plumbing and heating systems;
  • Appliances;
  • Carpets in the Unit or common areas;
  • Walls, roofs and ceilings;
  • Windows, doors, locks, lighting;
  • Garages, laundry rooms, patios, walkways or pools

It is very important for Landlords to know that if they neglect legitimate maintenance & repair of their investment, Tenants can report this to their local municipality and file and application with the LTB. As a Landlord, it is also prudent to correct small maintenance issues so that larger more serious issues do not develop.

WHAT ARE THE STEPS TO SIGN UP?

Step 1 – Call us at 613-530-3340 or email [email protected] (subject line ‘Landlord VIP Program’);

Step 2 – An LPM Representative will call you to discuss your property and send you a document to obtain more information (details of your property, Tenant contact information, Landlord Contact information, maintenance goals and expectations, etc.)

Step 3 – Option for us to copy a set of keys to the property in the event of an after-hours call or access to property (this is up to you and not a mandatory requirement);

Step 4 – Option for us to send a standard introduction letter to your Tenants (this is an option and not mandatory); and

Step 5 – Sit back and relax knowing that you property is being well maintained, in the event that maintenance is required.
