Building Inspections

Our Property Managers conduct periodic exterior and interior inspections of your building to ensure all condition levels are kept up to a professional standard and ensuring building and fire code requirements are being satisfied.

Property tax appeals

We’re able to assist in gathering all documents and providing a thorough analysis of comparable properties to help reduce property tax assessments by MPAC. We work with strategic partners in submitting an RFP and work with municipalities on exercising our right in this process.

Contract negotiation and management

We’re there every step of the way. Between reviewing and negotiating certain utility contracts to alarm and security to fire safety companies, we will oversee all aspects of each contract and ensure your protected and covered.

Market analysis and strategy

Ensuring your building is operating efficiently and competitively, we continually scan the market to see how and what other similar buildings in different locations are doing. Part of our job is analyzing these and adjusting as necessary.

Arrears management

Our Finance Division provides our commercial managers with up-to-date and accurate rental arrears. We will manage and take the necessary steps, based on the Lease and municipal and provincial regulations to mitigate our Clients risk.

Monthly financial and operating reports

We pride ourselves on having clear, accurate and on time financial reporting to Clients. Monthly statements are generated at the end of each month and we work diligently to ensure all income and expenses are recorded properly.

TMI Adjustments and Annual Budgets

LPM will complete new annual projected budgets for the year by analyzing past year financial performance on estimated vs actual expenses and will work with Tenants on any necessary TMI adjustments.

Full cycle accounting

Part of our financial commitment to you is ensuring we send your net income disbursements to you on a monthly, quarterly, or annual basis (however you choose). We will also distribute accurate monthly financial statements and work with your accountant to provide all information and answer questions during tax season.

We handle all monthly bill paying for your building too.

Project management

At some point, your building will require larger capital expenditures towards things like roofs, windows, HVAC, parking lots, etc. Our commercial property managers will obtain quotes, review scope of work, and ensure detailed quality control to ensure the job is time correctly.

Lease renewals and consultations

We’re able to assist with negotiating and producing paperwork on lease renewals with Tenants. Part of our commitment in customer service is taking the time to sit and chat with Tenants on questions about their Lease and renewals, while answering any questions they may have.
